Introduction 

- Agreement: These Terms and Conditions govern all villa holiday rentals booked through our website and via email.

- Parties: This agreement is between the property owner/operator and the lead guest. 

- Acceptance: Booking a villa confirms your unconditional acceptance of the following terms.​

Legal Registration and Compliance

- Licensing: All properties listed hold a valid short-term rental registration number (AMA) or Greek National Tourism Organization (EOT) license.

 - Guest ID: Guests must present a valid government-issued ID or passport at or prior to check-in to comply with      local tax and safety laws.

 - Occupancy: The total number of guests must not exceed 6 persons. Unregistered overnight guests are strictly           prohibited.

Booking and Payment Terms

- Deposit: A deposit of 50% is required to secure your reservation.

- Balance: You must pay the remaining balance at least 60 days before your arrival date.

- Failure to Pay: Late balance payments may result in automatic cancellation and forfeiture of your deposit.

 

Cancellation, Returned Deposit & Non-Arrival Conditions​

Guests who need to cancel a booking should contact us as soon as possible in writting. Deposits already paid are only returned in accordance with the following conditions;

- Cancellation - 24 hours from making the booking = Full deposit refund

- Cancellation - 60 days prior of arrival date = Partial refund

- Cancellation - 30 days or less of arrival date = No refund issued, full amount of booking due.

- It is suggested that booking guests take out appropriate holiday / cancellation insurance

where required.

 

Security Deposit and Damages

- Hold: A refundable security deposit of €500 is due before or upon check-in.

- Deductions: We will deduct costs for any property damage, missing items, or excessive cleaning required.

- Refund: The remaining balance will be refunded within 21 days of your departure after inspection.

 

House Rules & Guest Conduct

- Limits: Only guests listed on the booking confirmation may occupy the villa. Exceeding this capacity violates Greek law and results in immediate eviction.

- Events: Parties, weddings, or large gatherings are strictly prohibited without prior written consent.

- Check Times: Standard check-in is from 15:00, and check-out is by 10:00 to allow for mandatory professional cleaning.

- Quiet Hours: Greek law requires quiet hours from 15:00 to 17:30 (afternoon siesta) and 23:00 to 07:00 (night) during the summer season. Please keep noise to a minimum during these times.

- Smoking/Open Flames: Smoking is strictly prohibited inside the property. 

- Greece faces severe wildfire risks during hot, dry summer months. Outdoor fires, open fire BBQs, and throwing cigarette butts outside are strictly illegal and can carry heavy penalties. 

- Waste Disposal: Please dispose of household rubbish in the designated municipal bins. Do not flush toilet paper or sanitary products down the toilet (standard practice for Greek plumbing).

- Pool Maintenance: A certified technician will access the outdoor area for mandatory pool cleaning and chemical testing once a week. You will be notified upon arrival.

- A gardener will access the outdoor area once a week to water the plants.  You will be notified upon arrival.

Liability, Damage & Insurance

- Property Condition: The guest agrees to leave the property in a clean and acceptable condition. Excessive mess may incur an extra cleaning fee.

- Damages: Guests are responsible for any damage caused to the property or its contents. Accidents should be reported to the host immediately.  We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party.

- Valuables: The host is not responsible for the loss or theft of personal valuables.

 - Keys/Access: Lost keys will result in a replacement fee.

- Safety: Guests use the villa facilities, including swimming pools, terraces and balconies, entirely at their own risk.

- Insurance: You are strongly advised to purchase comprehensive travel insurance covering cancellations, medical emergencies, and personal liability.

 

Governing Law and Jurisdiction

- Law: These terms are governed exclusively by the laws of Greece.

- Jurisdiction: Any legal disputes arising from this agreement will be settled solely in the courts of Lefkada. ​​​​​​​​​​​​​​
